When buyers ask me, “Is now a good time to buy?” what they really mean is:
“Am I going to overpay in my neighborhood if I buy right now?”

That’s the right question — and it can’t be answered with national headlines or Denver-wide averages.

What Actually Determines Timing Right Now

  • Days on market by subdivision

  • Active vs pending ratios

  • Price reductions vs accepted offers

  • Buyer competition by price band

For example:

  • In Castle Rock, some neighborhoods are quietly shifting toward buyer leverage this month

  • In Parker, homes priced precisely are still moving fast

  • In Highlands Ranch, sellers are more negotiable when homes miss the first 14 days
